The hinges are weakening, the binding is in acceptable condition. The pages are clean but lightly tanned and there is a store sticker on the rear end paper. The cover is rubbed and has a small amount of edge wear.  The spine is faded and the rear cover has a small dent on the outer edge. Acceptable. Hardcover.
